Statement of Rental Policy
 

Rent Criteria: To qualify for an apartment, you must meet the following criteria:

  1. Income: To qualify your gross monthly income must be at least 3 times the monthly rental amount. Roommates may have a gross monthly income of at least 2 times the monthly rental amount.  You must be able to prove at least 1 year of continuous employment immediately preceding the date of your application. If you are unemployed, retired or hold a full time student status; you must provide proof of a source of income. Sufficient proof of income can be one or more of the following: 2 most recent pay stubs, employment letter, student loan showing housing funds or previous year tax returns.
  2. Rental History: You must have a satisfactory rental reference within the past 2 years for a minimum of 1 year of residency. If you do not have rental history, you will be required to have a cosigner or pay your last month’s rent in advance to secure housing.  If you have an eviction record within the past 5 years, your application will automatically be denied.
  3. Credit History: Your credit record must be currently satisfactory. Credit must be established for at least 1 year with a minimum of three active trades or you will be required to have your lease guaranteed or pay your last month’s rent in advance. Any outstanding debt to utility companies or a previous landlord must be paid before your application can be approved. Under no circumstances will anyone in Chapter 13 (WEP) Bankruptcy qualify. Any previous bankruptcies must have a discharge date prior to the past 3 years. Those with discharged bankruptcies and will need his or her lease guaranteed in order to qualify.
  4. Criminal History: If you have been convicted of a felony or a misdemeanor involving dishonesty, sexual offense, drugs, thefts or any violent crimes within the past 7 years, your application will be automatically denied.
  5. Guarantors (Co-signers): If you have no established credit, no rental history or lack sufficient length of employment, you may qualify by having your lease guaranteed. The guarantor (co-signer) must be a resident of the United States, have sufficient credit and have sufficient income to cover the rental rate in addition to his or her personal living costs. All co-signer applications will be processed in the same manner as our residents in order to obtain approval.

Equal Housing: We fully comply with the Federal Fair Housing Act. We do not discriminate against any person because of race, color, religion, disability, familial status, national origin or sexual orientation. We also comply with all state and local fair housing laws.

Application Process: All applicants, 18 years of age or older are required to complete an application and pay the $45 non-refundable screening fee. All applicants are to submit a fully completed and signed application form, a copy of his or her current photo ID along with any proof of income that he or she may have and a check or money order to cover the holding deposit & application fees due. Please see the agent for current holding deposit and administrative/sublease fees required to hold an apartment. We do not process applications or hold any apartments until the above items have been received. 

Occupancy Guidelines: To prevent overcrowding and undue stress on plumbing and other building systems, we restrict the number of people who may reside in an apartment. In determining those restrictions, we adhere to all applicable fair housing and state laws. We allow 2 persons per bedroom per apartment.

Pets: Please refer to our pet policy for details on pet limits, deposits and restrictions based on which phase you intend to rent within our community.

 

Reservation & Cancellation Agreement

Thank you for choosing The Benton Apartment Homes as your new home.

The deposit of $300.00 will be deducted upon approval of the application and holds apartment ­­­­­­off of the market for you.

Your holding deposit will apply towards your security deposit when living in the home and will be refundable to you, minus any additional move-out charges, within 30 days after move out.

Should you have to cancel your reservation, you have 72 hours from the day the application was submitted to do so without penalty. Any cancellation received after this date is subject to a cancellation fee equal to the holding deposit amount. All cancellations must be made in writing to the management office.

We do not accept partial party cancellations. Therefore, if one (1) roommate is canceling he or she cannot get back his or her portion of the deposit. The full deposit amount stays with the apartment assigned.

If you are on a waitlist reservation, the cancellation policy is the same as you are putting a hold on a unit style versus a unit address. Should we decline your reservation due to application denial, your deposit will be returned to you within 14 days of your denial.

Please note your application, administrative and sublease fees are non-refundable.
